Sliver lots are city-owned lots that are not suitable for residential construction or other development. Residents may be able to purchase these lots for other uses at a reasonable cost if they own the adjacent property.

More specifically, a sliver lot is any lot that:

  • does not meet the minimum required lot area (pursuant to the Zoning Ordinance) for new residential construction, or
  • is otherwise determined to be unsuitable for new development as determined by the Zoning Enforcement Officer.

The Zoning Enforcement Officer considers site features including but not limited to topography, flood zone, soils, wetlands and watercourses.

Some of the larger City of New Haven-owned parcels highlighted on the map are open space parcels and other parcels that can not be used for building and are not for sale.

Uses of Sliver Lots

Although the provision of residential off-street parking for the adjoining property owners is a priority, the City will consider other uses. The proposed use of a sliver parcel must be included in the proposal and any zoning relief must be granted prior to and as a condition of final conveyance.
